First Impressions
Sometime back, a fellow agent headed over to show a listing of one of the agents in the office. He arrived early as he always does to turn on lights and straighten up to ensure the property shows its best. On this occasion, he found two Kitchen Cupboard doors were off the hinges and resting on the counter. The doors could not be re-hung as he didn't have any tools with him to do so.
The buyer arrived and he began to show the unit. As they got to the kitchen with the two doors resting on the counter, from across the room, the buyer remarked, “looks like the Kitchen Cabinetry needs to be replaced.” The fact is, it didn't but it certainly appeared that way.
Does this issue make or break a potential deal? Probably not, but when first impressions are everything, take no chances. Needless to say, that evening he went over to the property and repaired the two doors. Here is a thought: When listing a home, even the smallest details can make a difference, especially in this competitive marketplace.
